Approximately a year ago, I had the pleasure of sitting down with Catherine Murray over at Business News Network, and we talked about the state of the Toronto Real Estate Market.  Back then, I predicted that housing prices would continue to rise and bidding wars would continue to happen given the current supply & demand issues we’re facing. It’s safe to say that many people (including Catherine Murray) were shocked at my prediction due to the looming thought that a housing bubble burst was on the horizon.

**Back Story** Right before my segment on Business News Network, PC Leader Candidate & Shark Tank host Kevin O’leary appeared on the show and said the opposite of my thought. He stated that buying a home in today’s market made no sense for millennials, and that it’s a crappy asset for several reasons. Overall he felt that the Toronto real estate market would go flat at best and urged people to rent over buying.

Given his credibility as a businessman, it makes sense why people would question my prediction.

Well… It’s almost been a full year since that appearance and I’m looking at the recent data in the Toronto real estate market. Guess what? Housing sales continue to rise!

Toronto sales are up 12% year over year in January 2017 (According to the Toronto Real Estate Board). On top of that, the average selling price increased 22% to more than $770k.

I must state for the record that I do agree that the Toronto real estate market will adjust at some point. Nothing lasts forever. But, Torontonians have seen the implementation of “Stress Test Rules” and CMHC “Red Level Warnings” in 2016, and they continue to buy homes. Why? I’m sure the reason could be debated, but it’s safe to say that families and businesses see value in purchasing real estate here in Toronto.   And until that changes, you will always have people looking to buy property in the city.
